What are the 7 aspects our clients value the most when choosing a plot of land?
While location is crucial, it is a very broad concept, far beyond the Google Maps coordinates. Most people have a clear idea of whether they want to live close to a city centre or, on the contrary, away from the hustle and bustle of the city. Others prefer the seafront area to the mountains, and it is true that there are very few families who look for a plot of land in a determined location because of their personal circumstances. Perhaps, because of the children’s school nearby, because they themselves have grown up in that specific area, or it is just the dream of their life…
Closely related to the location, the views are an aspect that is the focus of interest for those developers who are looking for a plot on which to build their own home.
Nobody wants to get out of bed in the morning and see a cement wall or a landfill site.
Everyone wants “unobstructed views”, a euphemism that conveys a sense of space between my house and the rest of the world. If in these unobstructed views we include the sea, so characteristic of our Mediterranean coast, or the mountains, also highly common in the land of the province of Alicante, we will find the secret formula. The slope of the land influences and favours these views, in the same way that it also affects the cost of the construction.
Besides, we are all looking for a comfortable home, warm in winter and cool in summer and that’s why it is essential to have a convenient location for a cosy home. There are plots that, due to their orientation and morphology, prevent the house from facing south, which is the main choice of our clients, because it is the one that offers the most natural daylight and makes the best use of the sun’s influence at any time of the year, particularly on the Costa Blanca.
Size matters, in case anyone doubted it, but here the possibilities are disparate. From clients, usually foreigners, who want huge expanses of land so that they do not have contact with the neighbours, to people who are looking for the simplest plot to have their own small recreational area with the least possible maintenance work and cost. Of course, in these particular plot sizes, the land layout, especially on small plots, is the determining factor. The more proportionate the length and width are, the greater is the suitability.
Mostly because in small plots this shape is going to determine the layout and 800 square metres (which may be the average size of a minimum plot in urban plots) is significantly different in very long and narrow plots compared to other squarer plots.
Finally, I would like to focus on a very particular and recent case with a client who is well known but very worried about his privacy, his name cannot be revealed. The client, who had enough of the photographers taking pictures of him in the privacy of his home, decided to turn down a beautiful plot of land located next to a lovely beach in the north of the Costa Blanca because he found it lacking in privacy.
Although this is a very particular example, it is true that many people seek more discreet and private areas to the detriment of other factors such as accessibility, although the existence of very exclusive private residential areas in places such as Altea Hills or Sierra Cortina in Finestrat, offers such privacy for many of our clients.
We have not included price among these 7 aspects because when it comes to any economic transaction, it is something so evident that we have preferred considering other characteristics that are much less obvious.
