Buying land to build your home or to invest can be an excellent decision… or a huge headache if you don’t know what you’re getting into. That’s why, in this video, I’m sharing 5 key things you should know before buying a plot of land. Don’t miss it! 👇

🔹 1. Location: Not all plots of land are worth the same, even if they’re the same size. Orientation, views, and nearby services make a huge difference. Can you imagine living in a sunny house, with great views and close to everything? That also adds a lot of value if you’re thinking of reselling or renting in the future.

🔹 2. Urban planning regulations: You can’t build whatever you want on just any plot. Before buying, go to the town hall and check the buildability, maximum occupancy, mandatory setbacks, and permitted height. This will help you avoid unpleasant surprises.

🔹 3. Topography: A plot with a steep slope might seem attractive… until you get the earthworks estimate. The flatter and more regular it is, the cheaper and easier the construction will be.

🔹 4. Utility connections: Does it already have connections to electricity, water, sewage, and telecommunications? If not, that means extra costs and long waiting times. Don’t assume that all urban plots are fully serviced.

🔹 5. Legal situation: Before signing anything, request a land registry extract (nota simple). Make sure it’s free of encumbrances, mortgages, or legal disputes. Buying without checking this can lead to serious problems.
