The most sought after and most expensive plots are located in prime areas, usually consolidated residential areas close to the coast or down town such as Cabo de las Huertas in Alicante, La Font in San Juan, Sierra Cortina in Finestrat or Altea Hills in Altea.
Tastes are different, because recently there has occurred an increase of a demand for large plots among foreigners in areas that a priori are not considered prime in the interior of the province.
The legal factor determines the place where you are allowed to build.
The city planning legislation is very profuse and complex, especially in view of the different national, regional and local competences. We usually talk about rustic land, developable land and urban land.
The important thing is to know whether the land is for development purposes and has the status of a plot of land, and it can already be built on and is therefore classified as urban. These are the plots of land that are of interest if the objective is to build a house in the medium term.
There is an option of building a house with more restrictive criteria in the case of rustic land or land that requires some type of development, as would be the case of a developable land.
Finally, the technical parameters that resolve the doubts related to what you can build on a specific plot of land.
From the urban planning legislation and the general plan of a given locality, the partial plans emanate that determine which land is destined for residential use and, specifically, for single-family residential, detached or semi-detached.
